The Options Appraisal Process.

The proposed options to be considered in the options appraisal are;

Option 1: Business as usual

In this option Alice Shepherd House & Oak House would remain exactly as they are, with routine repairs and maintenance services by One Housing continuing to be carried out as normal.

Option 3: Refurbishment

This option looks at what improvements could be made to Alice Shepherd House & Oak House through refurbishment and repair works. This does not include any changes to the open spaces or external communal areas.

Option 4: Infill (Scenario 1)

The infill options look at building new homes on empty areas within the estate, whilst still retaining all the existing homes. In this option, two Infill scenarios were provided for residents to consider.

Option 6: Full redevelopment

This option proposes the full demolition of both Alice Shepherd House and Oak House, as well as the former Samuda Housing office and the existing community centre, redevelopment would then take place over the entire estate to provide new housing, improved open spaces and redesigned parking facilities along with a new community centre as a hub for local residents.

As part of the options appraisal process, we will hold a number of exhibition events presenting information to residents and then taking feedback.

To date, we have held two exhibition events in the options appraisal process.  The first was in January 2020 and was held in the 50p Club Community Centre on the Samuda estate where we met in person with residents to introduce ourselves and the options appraisal process. 

The second exhibition event was held in July and August of 2020 in two parts.  In light of the COVID-19 pandemic restrictions this event was a ‘virtual’ exhibition whereby exhibition booklets were posted and emailed to all residents and over the phone one-to-one meetings were held to collect residents’ feedback on the information that was presented in the exhibition.  All exhibition events have been followed up with a feedback report summarising what residents had said. 

At the end of the options appraisal we should have one option which is selected as the ‘preferred option’ based on resident feedback, financial information, deliverability, and other factors.
